A Level 3 survey (also sometimes called a ‘Building Survey’ or ‘Structural Survey’) is essential for properties that are older, in poor condition, of non-standard construction, have been very significantly extended or modified, or if you are planning your own major works - available across Norfolk and Norwich.

Discussion

A pre-survey conversation to discuss any concerns you have and to enable me to understand how you plan to use your new home.

Inspection

A thorough inspection, taking as long as needed, using the latest equipment. The Level 3 inspection includes a drone or camera pole inspection of high-level areas (subject to weather conditions and neighbour privacy considerations).

Survey Report

A high-quality, bespoke survey report with annotated pictures and added-value detail, delivered within 5 working days of the inspection.

Q&A Session

The option of a 1-hour post-survey call or Zoom meeting to help you to fully understand the report and to answer any questions you or your conveyancer may have.

About the Level 3 Survey

A Level 3 survey is essential for properties that are older, in poor condition, of non-standard construction, have been very significantly extended or modified, or if you are planning your own major works. Some clients also choose the Level 3 survey because of the additional detail provided and the extra peace of mind it affords.

I take real pride in my reports which are written by me, not by a piece of software. My reports are visually engaging, written in easy-to-understand language and include genuinely useful information and annotated pictures to really bring things to life. The report will help you to fully understand your property, any defects that exist and any repairs or maintenance required.

As well as a telephone de-brief on the day of the inspection, I also offer the option of a 60 minute call or Zoom meeting after you have reviewed the report to help ensure you fully understand it and to answer any questions you or your conveyancer may have.

Pricing is dependent on the age, size, condition and complexity of the property, but costs typically range between £695 and £1,695 (no VAT to pay).

Level 3 reports are delivered a maximum of 5 working days after the inspection.

What the Survey Includes

The Level 3 survey is the most detailed inspection and report available. It is based on a comprehensive visual inspection of the grounds, building and services. Concealed areas such as roof spaces, basements and cellars will be accessed and inspected wherever possible to do so.

My Level 3 service also includes a drone or camera pole inspection enabling a more detailed examination of chimneys, roof coverings and high-level gutters (subject to weather conditions and neighbour privacy considerations).

The survey report will provide you with an in-depth analysis of the property’s construction and condition and detailed guidance is provided for any maintenance or repairs found to be necessary. Implications for energy efficiency and sustainability are also explained in depth.

The report will also highlight relevant legal issues and any risks to the building, people or grounds.

I work hard to keep specialist referrals to a minimum but, where it is impossible to reach a conclusion with reasonable confidence about any aspect of the property, a recommendaton for further investigations will sometimes be made.

Completed reports are issued in PDF format by email but, where requested, printed copies can be provided.
