When do I need a Land Registry Valuation?
Most UK residential property titles are now registered with the Land Registry but a minority of properties, those that have not been the subject of a transaction for many years, are not.
In such cases, registration is advised and will save time and avoid future complications when the property is mortgaged, sold, gifted or inherited in future years.
As part of the registration process, a property valuation needs to be submitted. Whilst an informal estimate will sometimes suffice, such valuations are open to query and challenge by the Land Registry.
In contrast, a RICS Red Book Valuation, undertaken by a RICS Registered Valuer, is the most accurate form of property valuation available.
