What is a Single Defect Survey?
A Single Defect Survey, sometimes also called a Specific Defect Survey, is a type of building survey to assess one or more particular problems or suspected problems with a building’s condition or structure. Unlike an RICS Home Survey, the defect report focuses on just the pre-defined area(s) of concern, instead of reviewing the whole property.
A Single Defect Survey is ideal for property owners in the following situations:
- You have noticed a defect with your property and want an independent, expert opinion to enable you to understand the cause of the defect and to help you to decide what action, if any, to take.
- You have been advised by a builder or other tradesmen to undertake work and you want an independent, expert opinion to confirm if the works are really necessary and have been appropriately specified.
In some limited cases, a Single Defect Survey may also be suitable for property purchasers who just require one element of their prospective purchase to be assessed. However, in most cases, a Level 2 or Level 3 RICS Home Survey will be more suitable in this situation.
A Single Defect Survey would be appropriate for the following issues, amongst others:
- Dampness and condensation
- Timber decay and rot
- Chimney problems
- Roof leaks or other roofing defects
- Cracking and structural movement
- Defective construction or poor workmanship


What does a Single Defect Survey include?
I will undertake an inspection of the area(s) of concern in order to ascertain the nature and cause of the defect(s). The inspection will be appropriate for the type of defect. Inspections will normally be visual and non-invasive unless otherwise agreed. Where appropriate, a drone or camera pole will be used in order to inspect high-level areas.
A report will then be produced which will set out the construction and condition of the relevant areas. Where defects are confirmed, the report will specify remedial measures. If appropriate, a specification of works can be produced which can be used to obtain quotes and instruct tradesmen to undertake the work required.
The price of a Specific Defect Survey is dependant on the type of suspected defect and level of inspection required. However, prices start from £299 (no VAT to pay).
